A Kipcon Reserve Study is a comprehensive report of major common element components that will require replacement. It acts as a road map for planning your community association’s budget, meeting all legal, fiduciary and professional requirements, minimizing the need for special assessments and enhancing property resale values.
With Mitch Frumkin serving as the Chairman of the national Reserve Professionals Committee during the development of the National Reserve Study Standards of the Community Associations Institute (CAI) and the Reserve Specialist designation, continuously contributing to the Common Interest Realty Guide by the American Institute of Certified Public Accountants (AICPA) and having authored the book, “A Guide to Replacement Reserve Funds and Long-Term Reserve Funding,” Kipcon is distinctly versed in all aspects of Reserve Study development.
Following the Community Associations Institute (CAI) standard, Kipcon offers three levels of service: a full reserve study, an update with a site visit, or a paper update with no site visit. When you receive a Kipcon Reserve Study, you can be sure it has been prepared in conformance with the national standards. In fact, all Reserve Studies will be prepared under the direction of a Kipcon staff member who has obtained CAI’s Reserve Specialist (R.S.) designation.
The most recent innovation to the Reserve Study is the Kipcon Value Engineering Analysis© which considers the three main areas of a budget at once rather than separately to reduce overall costs while going green.
